Local conditions

What actually affects a pool in Pompano Beach.

Salt air thick enough on the barrier island to taste, a king tide nudging the storm drains before a cloud shows up, a pool three miles inland in Palm Aire that never sees any of it. Pompano Beach is a narrow city. It runs about three miles inland from the beach, and in that three miles it changes character twice. Which mile a pool sits in decides almost everything about it.

The city's own hurricane planning draws the same lines. Evacuation Zone 1, mandatory for a category one or two, is everything east of the Intracoastal Waterway. Zone 2, mandatory at category three and above, is everything east of Federal Highway. Two roads, three bands, and a pool in each of them lives a different life. More than thirty percent of the buildings in the city sit in a special flood hazard area, and the city notes that king tides hold back stormwater drainage even when it is not raining hard.

Age runs along the same grain. The town was incorporated in 1908 around the railway, well inland. The beach side was a thinly settled strip reached only by a hand-cranked swing bridge, and the modern Atlantic Boulevard bridge that replaced it was only dedicated in December 1956. Palm Aire, out in the west, was annexed in 1971 and nearly doubled the city's population on its own. Three pieces of city, roughly half a century apart, inside three miles.

  • Airborne chloride, worst on the barrier island and falling off with distance inland. Salt is hygroscopic, so once it settles on metal it keeps that metal damp long after the weather has dried everything else.
  • Finger canals off the Intracoastal behind a large share of the mainland waterfront, many with no fixed bridge to the ocean, which means the water behind those houses is tidal and salt.
  • Hillsboro Inlet at the north end of the city, an open connection between the Atlantic and the Intracoastal.
  • Low ground on the east side, where much of the land sits below five feet, and king tides that back up the stormwater system.
  • Exposure on the island, where there is little between a pool and the open Atlantic to slow the wind down.
  • A wet season from roughly mid-May to mid-October that delivers most of the year's rain, diluting chemistry and pushing yard runoff toward the water.

Every visit

What weekly service covers in Pompano Beach.

The pool sets the priorities. An exposed pool a block off the beach and a screened one out in Palm Aire are not the same job. Across regular service, that work covers:

  • Chlorine and pH balancing, read against the week's heat, rainfall and how much the pool has been used.
  • Brushing walls, steps and benches, where algae takes hold before the water gives anything away.
  • Vacuuming scaled to what has settled, which on an exposed island lot includes a good deal the wind put there.
  • Waterline tile cleaning, adjusted for plaster, stone or glass finishes.
  • Clearing skimmer and pump baskets so circulation keeps up with what comes in off the canal or off the beach.
  • Filter pressure checks, with a backwash or a cleaning when the reading calls for it.
  • Inspecting the pump, filter, heater, salt cell and automation at the equipment pad, with the cabinets and fixings getting more attention the closer the pool sits to open water.
  • Watching the water level and the shell for the early signs of a structural problem.

Routine balancing chemicals are included unless the approved quote says otherwise. You get a written report after every visit with your readings, what was handled and a photo.

Cost

What pool service costs in Pompano Beach.

Weekly pool care starts at $95 a month. Most standard residential pools land between $95 and $189, and the exact figure is confirmed before service begins, so the price you approve is the price you pay.

Three things move the number:

  • The size of the pool, measured from satellite imagery rather than estimated.
  • How much tree cover sits over the water.
  • Whether there is a sun shelf or tanning ledge.

Give it an address and the real number for your pool comes back in about a minute.

Neighborhoods

Neighborhoods and pool types across Pompano Beach.

Three miles is not far, but a pool at each end of it needs a different week's work. These are the patterns that decide it.

The beach and Hillsboro Shores

The barrier island, ocean on one side and Intracoastal on the other, with A1A running through it. The southern stretch is largely condominium towers along the oceanfront; the northern end towards Hillsboro Inlet is single-family, mostly bungalows and ranch houses. Nothing out here is sheltered, so exposed metal takes the most of it and an open pool takes whatever the wind carries.

Garden Isles, Pompano and Santa Barbara Shores

The finger-canal district east of Federal Highway, built from the 1950s onward, where backyards open onto canals connected to the Intracoastal and many have no fixed bridge between them and the ocean. Private docks and in-ground pools are the norm. Tidal salt water a few feet behind the pool makes the equipment pad and the water level both worth reading carefully.

Old Pompano and the inland original town

The city started here in 1908, inland along the Florida East Coast Railway between Dixie and Federal Highways. The houses date from the 1920s, 30s and 40s, which puts the stock here a generation ahead of almost everything else in the city. Smaller lots, mature landscaping, and surfaces and plumbing that have been repaired more than once.

Cresthaven, Highlands and the mainland 1950s blocks

The postwar middle band, roughly a mile west of the Atlantic. Cresthaven started in the 1950s as modest two-bedroom bungalows, many since extended into three and four-bedroom ranch houses; Highlands ran from the 1950s into the early 1960s in Minimal Traditional and ranch. Far enough from the water that the equipment lasts, close enough that salt is still in the air.

Palm Aire and the western edge

The inland corner of the city, bordered by canals and Powerline Road, built around a golf course that opened in 1959 and annexed to Pompano Beach in 1971. The housing runs from the 1960s to the early 2000s across a mix of villas, townhouses and single-family homes. Golf-course frontage and internal lakes rather than ocean, so the debris load is organic and the equipment is not fighting salt.

Repairs and equipment

Repairs, equipment and leak detection in Pompano Beach.

The equipment question here is really a question about distance. The international corrosivity scale puts sheltered positions on a coastline in its second-highest band, and the reason is that deposited chloride holds moisture, so metal near the ocean spends more hours of each day wet than the rainfall would suggest. That effect drops off going inland, which is why a pump and heater out in Palm Aire can have a noticeably longer life than the same pair on the island. It also runs hardest in winter rather than summer, because cool nights and morning condensation keep surfaces damp for longer.

Water loss is harder to read on a finger canal, where the level on the other side of the seawall moves with the tide and a king tide can put water under the deck without a drop of rain. Rain, evaporation and a sprinkler zone aimed the wrong way all look similar from the surface. Leak detection starts with an inspection and a diagnosis, and the pricing is confirmed before any repair work begins.

Worth a call before it turns into a repair:

  • Rust bleeding from a rail anchor, a ladder bolt, a light ring or a screen fixing.
  • Pitting or white crust on the heater cabinet or the pump housing.
  • The water level dropping faster than a hot dry week on its own explains.
  • Air at the return jets, or a pump that keeps losing prime.
  • Ground that stays soft or damp between the pool and the seawall.
  • Water that will not clear no matter how the chemistry is adjusted.
